Scope included a complete mechanical engineering package for an office tenant improvement project, including HVAC equipment schedules, air distribution layouts, ventilation modifications, fire/smoke damper coordination, and detailed installation standards.

Project Description

This project delivers a fully coordinated mechanical engineering design for the Transpark Office Tenant Improvement under The Abbey Company. The mechanical package provides a complete HVAC solution that includes equipment selection, air-distribution planning, ventilation improvements, and fire-life-safety compliance measures tailored to the renovated tenant spaces.

The design incorporates detailed mechanical equipment specifications such as water-source heat pumps, exhaust fans, air diffusers, and return grilles, with defined airflow capacities, heating and cooling performance requirements, and electrical characteristics. These specifications establish the standards necessary for proper installation, system efficiency, and long-term reliability.

A comprehensive HVAC layout outlines the distribution of conditioned air, duct routing, and chilled-water supply and return piping throughout the office floorplan. It identifies all required system modifications to support new tenant areas, including diffuser relocations, ventilation adjustments, and revisions to supply and return ductwork. Fire-rated corridor penetrations are addressed with appropriate fire and smoke dampers in accordance with current California Building Code requirements.

Detailed mechanical installation guidance is included to ensure proper construction practices. This encompasses mounting requirements for fan coil units and exhaust fans, insulation standards for ductwork and piping, support methods for mechanical piping systems, and condensate management configurations. Fire damper specifications further ensure that all life-safety components meet UL listings and are installed in accordance with rated wall and ceiling assemblies.

General notes define contractor responsibilities such as verifying existing field conditions, coordinating installation with other trades, maintaining duct cleanliness, providing all required shop drawings, and ensuring full compliance with the latest California Mechanical Code.

Overall, this mechanical engineering package provides a complete, code-compliant solution designed to support occupant comfort, energy efficiency, and safe mechanical operation throughout the Transpark Office tenant improvement project.
