Scope included preparing detailed as-built plumbing and gas-line engineering drawings for an existing commercial laundromat, documenting existing sewer and drainage lines, washer connections, floor drains, venting, and gas lines, and providing design for four new tankless water heaters, including updated gas headers, branch lines, and load calculations to support permitting, code compliance, and future improvements.
Project Description
The Luxe Laundries East LA #2 project involved preparing detailed as-built engineering drawings for an existing commercial laundromat located at 3809 E Cesar E Chavez Avenue in Los Angeles, California. The engineering scope included documenting the existing sewer, drainage lines, washing machine connections, floor drains, and venting system, as well as mapping the existing gas lines serving the dryers. Additionally, the project incorporated engineering design requirements for the installation of four new tankless water heaters, including updated gas pipe headers, branch lines, and load calculations.
G+R Engineering provided plumbing and gas-line as-built drawings to support code compliance, permit processing, and future construction improvements. The deliverables included sewer line layout and gas line layout, which identified fixture units (DFUs), drainage capacities, venting requirements, gas flow demands, and equipment layout throughout the laundromat. The plans were developed for coordination with the contractor and the design team in order to ensure that all existing utilities were accurately documented for regulatory review, renovation planning, and ongoing facility operation.
