The project involves the mechanical and ventilation design for a facility located at 1621 S Soto, which includes providing a complete HVAC system, ductwork installation, and ventilation for office spaces and potentially food service areas in accordance with California Mechanical and Building Codes

Project Description

This project involves a comprehensive mechanical and ventilation system design for a substantial commercial facility located at 1621 S Soto. The engineering scope focuses on providing high-efficiency climate control and air distribution for extensive office environments, specifically segmented into a “South Wing” and an “Existing North Wing.” The design utilizes advanced Variable Refrigerant Flow (VRF) technology and high-capacity Air Handling Units (AHU) to ensure optimal thermal comfort and energy performance across the diverse floor plans.

The mechanical infrastructure includes a complex network of supply, return, and exhaust ductwork constructed from galvanized sheet metal, adhering to SMACNA standards. The system is engineered with precision air distribution components, including supply air diffusers and exhaust air grilles, designed to meet the specific cubic feet per minute (CFM) requirements of the office spaces. Specialized attention was given to the integration of high-velocity forming (HVF) units and dedicated kitchen ventilation systems, ensuring the facility meets all California Retail Food Code requirements for air quality and moisture control.

To ensure full regulatory alignment, the project includes exhaustive Title 24 Mechanical Compliance documentation. This covers mandatory nonresidential CalGreen requirements, indoor air quality standards, and energy efficiency certifications. Every aspect of the installation—from the refrigerant pipe insulation to the fan energy index—has been meticulously planned to comply with the 2022 California Green Building Standards and local mechanical codes, providing a sustainable and permit-ready engineering solution for the client.
