Project Description
This project consists of a comprehensive mechanical, electrical, and plumbing tenant improvement for a new bakery facility located in Hermosa Beach. The engineering design facilitates the conversion of a commercial space into a fully functional food service establishment, including a dedicated kitchen area, an order area, and back-of-house storage. The scope specifically addresses the unique demands of bakery operations, such as high-capacity ovens, specialized dough mixing equipment, and refrigeration systems.
The mechanical design includes a sophisticated ventilation system featuring a kitchen exhaust fan (KEF), fresh air fans, and specialized “eyebrow” venting for single-rack gas ovens to ensure proper air quality and temperature control. The plumbing engineering provides for a high-efficiency condensing tankless gas water heater system, grease interceptors to manage kitchen waste, and a reverse osmosis filtration system to support bakery production standards.
Electrically, the facility is supported by a 200A, 3-phase power service designed to handle significant continuous and non-continuous loads from proofer cabinets, spiral dough mixers, and walk-in coolers. The project also includes Title 24 energy compliance reporting for indoor lighting and mechanical systems, ensuring the bakery meets California’s rigorous energy efficiency standards.
