Project Description
This project involves the development of a new detached Accessory Dwelling Unit (ADU) located on a residential lot in West Covina, California. The design transforms a portion of the existing property into a secondary living space, featuring a modern layout with one bedroom, one bathroom, a kitchen, and a living area. The architectural design includes high-efficiency windows, timber cladding, and a stucco finish to complement the existing single-family dwelling.
The engineering scope covers a comprehensive multi-discipline approach to ensure a complete and operational habitation. The mechanical systems utilize a Daikin multi-split heat pump system for efficient heating and cooling, while the plumbing design incorporates a smart hybrid electric heat pump water heater and low-flow fixtures to meet strict California Green Building Standards. Ventilation is managed through high-performance ceiling exhaust fans in bathrooms and a dedicated kitchen exhaust system.
Structurally, the ADU is built with a wood-framed system on a slab-on-grade foundation, engineered to comply with the 2022 California Building Code. The electrical design features a dedicated 125-amp house panel (Panel “A”) with provisions for future solar photovoltaic systems and EV charging, ensuring the development is “solar-ready” and future-proofed for sustainable energy use.
