The project involves constructing a new two-story detached ADU alongside an existing single-family home. The ground floor includes a garage and gym, while the second floor features a bedroom, kitchen, living area, and balcony. It also includes a new swimming pool between the main house and ADU, along with all required mechanical, electrical, plumbing, subpanel, and HVAC systems.
Project Description
This comprehensive residential project involves a major remodel of an existing 1,650 sq. ft. single-family residence alongside the ground-up construction of a new 880 sq. ft. detached two-story Accessory Dwelling Unit (ADU). The existing primary dwelling unit underwent significant interior reconfigurations, including the addition of a modern office area and a porch, while the new ADU features a first-floor gym and storage space with a complete living suite on the second level, including a kitchen, bedroom, and balcony.
A key highlight of the exterior development is the installation of a new 30′-6″ by 12′-10″ shotcrete swimming pool located between the two structures. The pool design incorporates advanced structural engineering to account for expansive soil conditions, including the use of a hydrostatic valve and specific rebar reinforcement schedules to ensure long-term stability. The surrounding site was further enhanced with permeable pavers and a comprehensive drainage system to manage runoff effectively.
The project required a multi-disciplinary engineering approach to meet the 2022 California Building Standards. Technical services provided include a full electrical system upgrade for the main unit to a 225A service to support the new ADU, high-efficiency mechanical and HVAC layouts, and Title 24 energy compliance reporting. Structural and plumbing engineering was meticulously detailed for both dwellings and the pool to ensure safety and code compliance across the entire property.
