The project consists of the structural design and construction of a new detached Accessory Dwelling Unit (ADU). The scope includes a concrete slab-on-grade foundation with thickened footings, reinforced CMU (concrete masonry unit) exterior walls, and a timber-framed roof system utilizing pre-engineered wood trusses. The construction integrates specific masonry reinforcement, structural sheathing, and detailed anchorage for both bearing and non-bearing interior stud walls
Project Description
This project consists of the structural design and development of a new detached Accessory Dwelling Unit (ADU). The engineering plans specify a robust structural framework utilizing a combination of reinforced Concrete Masonry Unit (CMU) walls and traditional wood-framed stud walls. The foundation is engineered as a slab-on-grade system with thickened sections and continuous reinforced footings to ensure long-term stability and code compliance.
The structural integration features a sophisticated roof truss system anchored to the CMU walls, utilizing specialized wood ledger anchorage and epoxy-set threaded rods for high-strength connections. Detailed masonry schedules define the vertical and horizontal reinforcement required for lintels, jambs, and bond beams, ensuring the ADU meets stringent seismic and load-bearing requirements.
The design further incorporates comprehensive framing details for exterior and interior partitions, including specific requirements for headers, king/trimmer studs, and top plate splices. Every element, from moisture content standards for rough carpentry to the precise placement of hold-down connectors, has been detailed to provide a durable and efficient residential living space.
