The project involves the construction of a new two-story Accessory Dwelling Unit (ADU) building that includes four bedrooms. The design must comply with the 2022 California Building Code and includes specific requirements for energy efficiency under Title 24. Additionally, the scope encompasses site improvements such as pervious concrete walkways and landscaping to meet local Green Code standards.

Project Description

This development involves the new construction of two distinct, two-story Accessory Dwelling Units (ADUs) situated on an existing residential property. The project was engineered to maximize urban density while maintaining the structural integrity and aesthetic of the local neighborhood. Each building is designed as a two-story structure featuring a modern floor plan with dedicated living, dining, and kitchen areas on the ground level, and private bedroom quarters on the upper level.

The structural design utilizes high-performance wood framing and a specialized foundation system to meet the rigorous seismic safety standards of the 2022 California Building Code. Key structural features include a comprehensive shear wall system with specified 15/32″ structural panels and a robust hold-down schedule (Simpson Strong-Tie) to provide lateral stability. The foundation consists of 12″ x 24″ grade beams with continuous #5 top and bottom reinforcement, ensuring long-term durability against soil movement and environmental stressors.

From an energy and environmental perspective, the project incorporates advanced sustainability measures to satisfy California Title 24 requirements. This includes high-efficiency insulation, solar PV systems (2.91 kW capacity), and water conservation features such as ultra-low flush closets and low-water consumption showerheads. The building envelope is meticulously sealed with weather-resistive barriers and flanged window flashing systems, providing a tight thermal seal and superior moisture protection for the occupants.
