This project involves the full engineering design and development of a new 532 sq. ft. Accessory Dwelling Unit (ADU) located at 12562 Spinnaker Street in Garden Grove, California. Designed for a private homeowner, the ADU enhances the property with a modern, efficient, and fully independent living space positioned at the rear of the main residence.

The ADU includes one bedroom, one bathroom, a full kitchen, dining area, and living room, carefully planned to maximize comfort and usability within a compact footprint. The project required comprehensive structural engineering, including foundation design, roof and floor framing systems, and shear wall analysis to meet current California Residential Code (2022 CRC) standards.

Complete MEP engineering was performed, covering electrical power distribution, lighting layouts, HVAC system design with a variable-capacity heat pump, as well as plumbing systems such as hot/cold water distribution, gas line routing, and sewer integration. The design complies with Title 24 energy requirements, featuring efficient insulation systems, heat pump water heating, and low-energy mechanical ventilation.

This ADU project demonstrates a seamless approach to accessory dwelling design—balancing structural integrity, energy efficiency, and modern living requirements while supporting California’s housing expansion initiatives.
