Preparation of a full 2022 Title 24 Residential Performance Compliance package for an 816 sq. ft. garage-conversion ADU at 9405 Winderemere Rd in Phelan, documenting envelope assemblies, high-performance HVAC and water-heating systems, and all mandatory energy efficiency measures required for building permit approval.
Project Description
This project consists of the full 2022 Title 24 Residential Performance Compliance Report (CF1R-PRF-01-E) for the proposed garage conversion Accessory Dwelling Unit (ADU) located at 9405 Winderemere Rd., Phelan, CA, with a conditioned floor area of 816 sq. ft. The report outlines the project’s energy features, compliance approach, and modeling inputs generated using EnergyPro 9.2. The ADU includes two bedrooms, all-electric systems, and a full building envelope composed of R-21 exterior walls, R-38 attic insulation, and R-19 raised floor insulation. Fenestration values include NFRC-rated windows with U-factor 0.30 and SHGC 0.23, aligning with California climate zone 10 requirements. The compliance summary confirms that the ADU meets the California Energy Code through the Performance Method, with positive energy margins and the required HERS verification measures.
Mechanical and water-heating systems form a major part of the compliance package. The ADU is equipped with a variable-capacity ductless heat pump system, requiring HERS verification for SEER, EER, HSPF performance, airflow, thermostat placement, and refrigerant charge. Indoor air quality ventilation is provided by a dedicated exhaust fan meeting ASHRAE 62.2 airflow requirements. The water-heating system consists of a 40-gallon heat pump water heater with a Uniform Energy Factor (UEF) of 3.7, located outdoors and meeting all mandatory insulation and system requirements. The final portion of the documentation summarizes mandatory 2022 energy efficiency measures for insulation, fenestration air-leakage limits, HVAC controls, water-heater insulation, ventilation requirements, lighting efficiency, and solar-ready provisions. Overall, this Title 24 compliance package certifies that the new ADU design satisfies all California energy performance standards necessary for building permit approval.
