The project involves the design and construction of a new residential ADU (Accessory Dwelling Unit), specifically identified as Option 1, which includes a ground floor plan, a second floor plan with a balcony, and a foundation plan for the property
Project Description
This project involves the structural development and conversion of a secondary unit located at 933 Marine Ave. The engineering scope focuses on a robust foundation system designed to support new residential living spaces, utilizing a combination of continuous and isolated footings. The design integrates specialized Simpson Strong-Tie holdown assemblies and shear wall schedules to ensure lateral stability and seismic resilience in accordance with 2019 CBC standards.
The architectural layout for the Accessory Dwelling Unit (ADU) includes a comprehensive ground floor and second-floor plan. Each level is designed to maximize efficiency, featuring two bedrooms, dedicated kitchen areas, and living rooms, along with balconies for the upper units. The structural engineering ensures that these new additions integrate seamlessly with existing site conditions, including specified setbacks and property line requirements.
Detailed structural specifications include the use of 5/8″ anchor bolts with 7-inch minimum embedment and staggered sill plate nailing to provide a secure connection to the concrete foundation. The project also incorporates essential moisture protection through polyethylene vapor retarders and reinforced concrete slab-on-grade construction, ensuring long-term durability for the new residential development.
